These days most loans on manufactured homes are likely to be either an FHA-insured loan whether it is a purchase, a refinance or a Reverse Mortgage. Any FHA-insured loan will require an Engineer's Certification or Affidavit. We can provide expedite a letter on behalf of the lender if the home meets the foundation guidelines set forth in the PERMANENT FOUNDATION GUIDE FOR MANUFACTURED HOMES, HUD 1996. If the home does not meet the foundation requirements, we can assist with the necessary repairs. However if your home is built before June 15, 1976, you can stop right there! It is impossible to get an FHA loan on a home built before that year, no matter how beautifully you have remodeled or upgraded the home.

For the California homeowner, most loans will require a 433A, a recorded document known as INSTALLATION OF A MANUFACTURED HOME ON A FOUNDATION. If a search shows that a 433A does not exist, the only alternative may be to have us to install one of the many state certified permanent foundations available in California.  

If you live in a rental park and it is converting to resident ownership, often a condition of purchase is the installation of a state-certified or FHA foundation. We can help you with all phases of the title change.
